Landed Types

Which Landed Type Suits Your Family?

A quick comparison of the four main rental categories you will see in District 19.

Terrace

Typical land: [RANGE — VERIFY] | Built-up: [RANGE — VERIFY]

Homes built in a row, sharing side walls. Often the most accessible entry point into landed living.

Smaller side setbacks mean less privacy than semi-detached or detached options, but many offer generous interiors and strong community character.

Corner Terrace

Typical land: [RANGE — VERIFY] | Built-up: [RANGE — VERIFY]

A terrace unit at the end of a row with additional side exposure and usually more outdoor space.

Priced above a standard terrace while remaining more attainable than a semi-detached, with better natural light and ventilation.

Semi-Detached

Typical land: [RANGE — VERIFY] | Built-up: [RANGE — VERIFY]

One of two homes sharing a central party wall, offering a balance of privacy and outdoor area.

Wider frontage and larger gardens than most terraces, though still attached on one side.

Detached

Typical land: [RANGE — VERIFY] | Built-up: [RANGE — VERIFY]

A standalone house on its own plot, delivering the highest level of privacy and outdoor space.

Generally commands the highest asking rents; ideal for multi-generational families or households that value seclusion.

FAQ

Landed Rental FAQ

Clear answers to the questions tenants and relocating families ask most often.

Can foreigners rent a landed home in Singapore?

Foreign tenants generally need approval from the Land Dealings Approval Unit (LDAU) under SLA to rent a landed home in a Landed Housing Area, unless the property falls within an exempt category such as strata-landed housing. Exceptions and conditions apply.

Source: URA / SLA Landed Housing Area policy, as at [DATE — VERIFY BEFORE PUBLICATION].
What is the typical lease term for a landed rental?

Landed rentals are commonly offered on 24-month leases with an option to renew, but the term is negotiable between landlord and tenant. This is market practice, not a legal requirement.

What stamp duty do tenants pay on a lease?

IRAS lease duty is calculated based on the Average Annual Rent and the lease term. For leases up to four years, duty is generally 0.4% of the total rent for the lease period; for leases exceeding four years, it is generally 0.4% of four times the average annual rent. Rates and calculators should be verified on the IRAS website.

How do I know if the asking rent is fair?

Compare the asking rent against recent rental transactions for comparable landed homes, taking into account landed type, land area, built-up area, condition, tenure and proximity to amenities. Remember that asking rent is the landlord’s advertised price; the actual transaction rent may differ after negotiation.

What is the difference between land area and built-up area?

Land area is the total site area of the plot. Built-up area is the total covered floor area of the house. Land area affects outdoor space and future redevelopment potential, while built-up area determines the amount of usable indoor space.

Who pays the agent commission when renting a landed home?

Under CEA Practice Guidelines, commission arrangements must be agreed in writing between the client and the agent. There is no fixed scale; commissions are negotiable and vary by market norms.
